Relevant Letting FeesThe following is a guide as to the process and cost involved when renting a property via Matthew James Property Consultants.

Holding Payment

Any offer accepted by the landlord is subject to satisfactory references and contract. Should the tenant choose not to proceed with a tenancy, or fail referencing, an amount of the holding payment up to the full amount may be retained by Matthew James Property Consultants to cover associated costs or to provide to the landlord pro rata.

The holding payment amount is equivalent to one week’s rent. The payment can be paid by online bank transfer or card payment.

Card payments can be made over the phone and directly in the office.
Should references not be concluded within one week of the holding payment being made, the landlord shall be entitled to withdraw from the offer.

Confirmation of Acceptance:

Following payment of the holding payment amount a document will be sent out to you confirming the terms of the acceptance of your offer.

Referencing

Referencing shall be carried out by a third party company, Matthew James Property Consultants will provide you with the necessary application forms to complete. Once the referencing has been completed, Rent4Sure will provide us with the final reports which in turn are issued to the landlord for their approval.

Statement of Accounts

To be issued in conjunction with the tenancy agreement and other associated documentation. This will be an invoice for funds that will need to be paid prior to the start of the tenancy, including;
5 Weeks Deposit
1 Month’s rent in advance

Identification

Proof of photographic Identification is required before moving i.e. copy of passport or drivers license along with proof of address.

Tenant Swap

Should a tenant swap occur during the tenancy, whereby one tenant is removed from the tenancy and replaced by another, fees shall be applicable. On occasion inventory costs may become applicable which shall vary.

Check Out

If the Landlord is having a professional Inventory made on the property, at the end of the tenancy an Inventory Clerk will meet you on the moving out date, at an agreed time to conduct the check out appointment. This will include meter readings, going through the inventory compiled and handing over of keys.

Tenant(s) please note:

  1. If the tenant withdraws their offer after it has been accepted or fails referencing, the tenant will forfeit up to the full value of the holding payment.
  2. If the Landlord decides not to proceed with the proposed tenancy for reasons other than failed references, delayed references or the discovery of information withheld or falsified by the tenant, the holding payment will be returned less the referencing cost.

Matthew James Property Consultants are members of the Association of Residential Lettings Agents (ARLA) and Client money protection (CMP) provided by ARLA.

Matthew James Property Consultants are members of the Property Ombudsman scheme and subscribe to the Code of Practice for Lettings Agents.

Homeshift acts on behalf of Matthew James Property Consultants to notify the local council, water supplier(s) and energy provider(s) in line with the tenancy start date and secondly to supply notifications to the local council, water supplier(s) and energy providers(s) from the date that the Tenant vacates the property.

Homeshift will only use your information for the purpose of council and utility registration, closing of council and utility accounts and Energy/Media comparisons upon your arrival.

Call Centre comparisons are completely optional for and you can opt out at any time.

Homeshift is fully compliant with the data protection act 1998 and a registered member of the Information Commissioners Office with registration number ZA01036.
